Investigation into Kahaluu shipping container murder paints rocky landlord-tenant relationship

Police say a rocky landlord-tenant relationship ended in murder.

Samuel Campiformio, 41, is charged with murdering his 23-year-old tenant, Kenneth Ratzlaff. He appeared in court Monday.

Jerry Soriano told KHON2 he had been renting out space on the property to store his boat for the past month. He was working on it when he heard a lot of commotion inside the shipping container right next to his boat.

According to newly released court documents, he noticed two pairs of legs walking behind his boat toward the container door. Roughly 10 minutes later, he heard a commotion and screaming, then silence.

Documents say when he walked over, he saw the shipping container closed and secured, and Campiformio was walking toward him.

Soriano told Campformio to open the container, and that’s when they found Ratzlaff’s body inside.

Friends of the victim told police that Ratzlaff and Campiformio had arguments in the past and that in August, Ratzlaff was trying to leave in his vehicle when Campiformio allegedly opened the vehicle door and kicked him.

Documents say Campiformio told police he last saw Ratzlaff alive the night prior, and it was possible Ratzlaff was depressed or angry, because he told him he didn’t like Hawaii and his girlfriend had left him. Campiformio said he never heard of any commotion.

He remains in custody, unable to post half a million dollars bail.
